Should You List Now or Wait Until the Spring
Not too long ago, I had Jason email me and ask if he should sell now or wait until the spring. This is a common question I receive from sellers. To answer this, it is always best to put your property on the market now! If everyone waits until spring to list their home, this creates more competition in the marketplace; supply and demand regulate everything.
There is no good or bad time to put your home on the market. Our team, along with other real estate teams, sells homes throughout the year. Traditionally, the hottest times in the marker are February 15th-August 15th. Since January is typically a month where the market is recovering from the winter months, February 15th is a date in which flowers begin to bloom, curb appeal begins to increase and people start looking for places to live. By the time March and April come along, these people have money back from their income taxes and are ready to put a down payment on a house.
With interest rates remaining at the same levels and with many areas still qualifying for the Rural Development 100% Financing Program, we are seeing buyers with little to no money out of pocket! This makes it a great time to put your home on the market. Going further into the season, people begin moving towards school districts as the school year starts to end. Also February 15th-August 15th are typically the hottest times in the market, there is no such thing as a “perfect” time to sell your home.
