What Can You Expect from the Inspection Process?

Today, I want to briefly cover some of the details of the home inspection process that follows once a home goes under contract. What is a home inspection? What are inspectors looking for? What do you need to be concerned with when trying to sell your home? These are all good questions, and we'll try to answer them here.

Basically, home inspections are scheduled to determine whether there are any defects with the home. They're not going inside the walls or anything like that - they're simply looking for things that can be seen with the naked eye. They are looking for the three S's:
  1. Safety concerns: These include electrical hazards, carbon monoxide issues, fire hazards, and any other problems that could be dangerous.
  2. Structure: They will look to ensure the foundation is sound, and that there are no structural defects with the property itself. 
  3. Systems: Inspectors are also looking to make sure all the systems are maintained. This covers the plumbing, heating and air, and electrical systems. 

Inspectors will also take a look around for mold, rot, and other damage that may compromise the structural integrity of the home.
